The home selling process

For most people, selling real estate is one of the most significant financial decisions they will ever make. Having the right REALTOR® on your side can transform a potentially stressful and complex transaction into an exciting and rewarding experience.  Here is a general overview of what to expect and when selling your home.

There is no commitment required on your part for the initial meeting with an agent. It will be informational and will help you identify if we are the right agents for you. We will get to know more about you and find out what your expectations and goals are and explain what you can expect from us along the way. The more informed you are about what to do and expect along the way, the more successful this process will be. 

Preparing your home

There are a few things you can do before putting your house on the market to increase your chances of receiving a solid offer from a buyer.  Minor improvements , small repairs, decluttering and deep cleaning can make a big difference.  We offer a staging consultant to give advise in this area. A well-kept home has a better chance of selling faster.  Don't forget to create curb appeal, this is a buyers' first impression!  

Setting a list price

Setting a list price for your house is no easy task, but it is a critical one. Too low, you risk not getting as much as you possibly can. Too high, you risk loosing buyers, not to mention that overpricing can result in other comparable homes selling faster. For every listing we prepare a comparative market analysis. By using past comparable sales and current market stats, we create a price that will attract buyers, especially when it is first listed. 

Marketing and showings

Once we’ve determined the price, we will ask you to sign a Listing Agreement,  giving us permission to post your home on MLS (Multiple Listing Service).  We will then prepare a personalized marketing plan highlighting all the strategies we will use to get the maximum exposure for your home. Some of the services we offer are  professional photography & videography, floor plans, custom design feature sheets, open houses, social media advertising and more. 

Offers and negotiations

Once the offer is presented to you, you have three options: accept the offer, reject the offer, or counter offer. This is a typical start to the negotiating process. Expect some back and forth until you come to a price you are comfortable with. Price isn't the only thing you are negotiating; you also have the terms and conditions. We will go through the details of each offer with you, making recommendations on how to proceed.

Accepted offer and subject removal

Once both parties accept the offer and its subjects, they will start to work towards removing these conditions within a specific time frame. During this time, you may have an inspector, an appraiser or other professionals mentioned in the conditions, who will need access to your home. A buyer has a mandatory 3- day rescission period for residential resale properties to back out of an offer after signing a contract.

Final details

Prior to completion, you will sign documents and provide your lawyer with a bank draft. They will want to ensure everything is in order for the title to be transferred. On completion day, the property and money will be transferred from the buyer to the seller. Before the possession day, you will need to move your personal belongings and leave the house clean. We will hand over the keys to the new owner. Congratulations!
